Whitehornes Lettings offer a full service whether you are a seasoned Landlord or new to the industry, we can help you every step of the way!

We offer a fully managed service or if you prefer to deal with the day to day running of a rental property, we can simply provide a tenant finding only service, for a one-off fee. We will do everything in our power to find a tenant as quickly as possible.

We advertise properties on Rightmove, Zoopla, Prime Location and our own website.

We carry out all viewings if required, provide LET boards and complete all credit checks. We prepare tenancy agreements and liaise with Sheffield
City Council and any utility companies.

We are members of the government approved CMP, the Client Money Protection Membership Scheme for Property Agents that protects our clients’ money.

We also arrange energy performance certificates, landlord’s annual gas safety certificates and ensure your property is compliant with smoke and carbon monoxide alarm legislation.

Included within our service:

  • Entry on Rightmove.com – the number one property search portal in the UK
  • Entry on Zoopla.com and our own website
  • Distinctive For Let Board
  • We will carry out viewings, unless of our course you wish to, ensuring your property is always accessible
  • Your property displayed in our branch windows and within our offices
  • Advertised on our social media pages
  • Credit checking of prospective tenants
  • Preparation of the shorthold tenancy agreement
  • Dealing with Sheffield City Council for council tax and utility companies, upon move in
  • Placing the bond with the Deposit Protection Service

We can also arrange on your behalf:

  • Arranging the electrical safety check (becomes mandatory from July 2020)

Our Fully Managed Service Cost

Set Up Fee £425 +VAT deductible from the first month’s rent followed by 10% + VAT management fee for the remainder of the tenancy.
